Pre-construction planning

The work that makes the price real.

When a serious project has no drawings yet, pre-construction is the front door: a defined planning phase, led by Trevor, that ends with plans complete enough to price — and a written construction proposal built from them.

The planning fee is quoted at your consultation — before anything is signed — based on the project's size and complexity.

A walk of the property and a review of what the site and the project can actually support.

Working with your architect or designer — or helping you engage the right one for the project.

Jurisdiction research

Zoning, permit, and HOA requirements for the property, researched before they become field surprises.

Budget & schedule

A preliminary budget and schedule that develop alongside the plans instead of after them.

Managed planning

The planning process managed through to plans complete enough to price responsibly.

Written construction proposal

A price and a schedule built from the finished plans — not from a guess dressed up as a bid.

Planning phase only.

Signing a planning agreement does not obligate you — or us — to proceed to construction. Building together is a separate decision and a separate written contract, made only once the proposal is real.

How much does the planning engagement cost?

The fee is quoted at your consultation, based on the project's size and complexity — and it is stated before anything is signed.

How long does planning take?

It depends on the design and permitting path, which involve third parties. You get a realistic estimate for your project before you sign, not a generic promise.

Does planning commit me to building with you?

No. The planning agreement covers the planning phase only. Construction is a separate decision and a separate contract.
