For architects & residential designers
Protect the plan through the handoff.
Massey & Sons Builders offers a planning-forward entry for large residential projects with drawings already underway or complete. The first conversation is about feasibility, coordination, and what the package needs before responsible construction pricing.

The offer
Pre-construction plan and budget review, at no charge.
What it covers
A builder’s read of the package as it stands — constructability, sequencing, coordination between disciplines, and the scope and allowance questions that decide whether the set can be priced responsibly.
What comes back
The open questions written down, where the budget exposure sits, and the next responsible decision — so the design is not the last party to learn the number.
What happens next
A reply within one business day. If it is not a fit, we say so: “This one is not a fit for us right now, and your project details will not be sold or passed on.”
The review itself is free and carries no obligation. Anything beyond it — a paid pre-construction planning engagement, or a construction proposal — is a separate agreement you and the owner decide on later, in writing.
The first review
Drawings should gain clarity when a builder enters the room.
- 01
Package review
Start from the drawings as they stand: sheet completeness, the decisions already recorded, the open questions, and what the set assumes but does not yet say.
- 02
Feasibility input
Constructability, site and sequencing implications, trade coordination, scope gaps, and the allowance and pricing dependencies hiding between disciplines.
- 03
Clear communication
Keep the architect, owner, and builder aligned around the same decision set and the next responsible step — no parallel versions of the project.
- 04
Respect the relationship
The architect's client relationship stays theirs. The builder's role is to make the handoff and the construction path clearer, not to get between them.
What to bring
Start with what is real.
Five things are enough for a first review. Nothing needs to be finished — it needs to be current.
- 01The current plan set, at whatever stage it is in.
- 02The project's location and site context.
- 03The decisions the owner has already made.
- 04Target timing for pricing and construction.
- 05The questions keeping the package from pricing readiness.
No referral program, fee arrangement, or preferred-builder status is implied here.
This is a direct invitation to test the working relationship on a real plan conversation — and to judge the builder by the quality of the questions.
Bring the package
Let’s find the next responsible decision.
Tell us who is asking and where the drawings are. That is enough to know whether a review is worth both parties’ time, and to come back with the right questions rather than generic ones.
Your project details go to massey & sons builders only, are used only to respond to this project, and are never sold or passed on.
